BrokerageEvaluation Scorecard
A higher commission split does not automatically mean you are building a better real estate business. Evaluate what influences your income, independence, leverage, and long-term potential.
How to use this scorecard
Rate each question from 1 to 5 based on your actual experience – not promises, presentations, or assumptions. Add notes or evidence, then total your score.
What are you really building?
Evaluate the value that remains after the next transaction and the practical support surrounding your business.
What happens when you stop closing deals?
Does your business create lasting value, or does everything reset when your next transaction ends?
What does the brokerage help you build beyond transactions?
A brokerage should offer more than a place to process deals. Evaluate the practical value you receive and what you would otherwise have to build or pay for.
Support should create leverage.
Measure whether the model expands your independent capability and what remains after every real cost is applied.
Does the model make you more independent?
Good support should increase your capabilities – not create permanent dependence.
What is the real economic model?
Do not evaluate a brokerage based only on its advertised split. The real model is what remains after every cost is applied.
Choose the model that fits your business.
There is no universally best brokerage. There is only the best fit for your goals, priorities, and preferred working style.
Does the culture fit the business you want to build?
Ask whether the culture supports the kind of business you actually want to create.
